We recently facilitated a swift and complex bridging loan exceeding £1 million for a UK expatriate. The loan was obtained to quickly secure funds for the client’s buyout of their ex-spouse’s share in their primary UK residence, addressing their urgent financial needs during the property transaction.

A UK expatriate, who divided their time between the Middle East and the UK, approached us seeking a complex bridging loan solution. The client was in the process of family separation and required an immediate large sum to buy out their ex-spouse’s share of their primary UK residence. As the property also housed multiple holiday lets, the scenario was further complicated as many lenders were inclined to perceive this as a commercial lend rather than a residential one.

The client’s circumstances were complex due to multiple factors. Being based in the Middle East for work introduced additional international complications. The unique residential situation, given the property’s combination of private dwelling and holiday lets, represented a challenge for many lenders. Furthermore, the loan request was not small – needing to secure over £1 million.

Solution

We engaged in detailed dialogue with the potential lenders to fully communicate the client’s circumstances, meticulously prepared all necessary documentation, and ensured a correct valuation of the property was carried out. Our deep understanding of the mortgage market and our robust relationships with a broad spectrum of lenders enabled us to secure a loan fitting the client’s needs.

We successfully arranged a bridging loan of £1,053,000 for our client, with a competitive market-leading interest rate. This was achieved at a loan-to-value (LTV) ratio of 62%, with the interest to be rolled up over a term of one year. Our client was able to raise the capital required for his unique situation and refinance his property.
